How it Works

How it Works: Additional Leasehold notes

Freehold and Leasehold

From your first flat to your dream retirement cottage, we can help you make it a reality – anywhere in England and Wales. Our no-obligation Conveyancing Fees estimate includes any applicable stamp duty, land registry fees and other charges. We’ll also send you information sheets that are relevant to your particular transaction. By knowing the probable legal costs, you’ll be better able to plan your move.

Information sheets

Moving house is a major event. Understandably, it can be confusing and stressful. To help ease the pain, we’ve prepared information sheets which simplify the process and make it easier to understand. It’s worth taking a few minutes to read through them. And of course, feel free to discuss anything with us.

Property developers

We act for developers with regard to the acquisition of land or property for development. Our involvement includes checking anything in the title which could hinder development, preparing deeds for new freehold properties, and drawing up leases for new developments and conversions. To discuss our services, please email Martin Reynolds at ‘[email protected]’ with a brief description of your project and contact details.

Transfers of equity

Equity transfers may be applicable when a person who is already registered as the proprietor of a property remains on the deeds. A second party may also need to be transferred off or onto the title. The transfer may be ‘subject to a mortgage’ (where the existing mortgage is being retained), the property may be re-mortgaged, or there may be no mortgage at all.

Get in Touch

Martin Reynolds offers a fixed fee initial meeting of one hour to discuss your personal circumstances, your options and your next steps, at a cost of £95.00 ( inc VAT), followed by a free letter of advice.

If you would like to arrange a meeting with Martin in our Reading Berkshire office, please email Martin or call us on 0118 958 9711 so that an appointment can be made.

Martin advises on a broad range of property and commercial matters including business sales and acquisitions, commercial property and high value residential transactions.

  • review rating 5  As I suppose like most people, my legal requirements have mainly revolved around house purchases and Will writing. Therefore when out of the blue I needed legally binding contractual advice I turned to Justin Saddler at Barrett & Co who made everything simple and understandable. Whats more he was able to add a little humour to the situation to make the process almost enjoyable.

  • review rating 5  Like many people I only have rare occasions to visit a solicitor, which can be daunting due to preconceptions and the unforeseen nature of the visit. However, when I spoke with Justin Sadler on an employment issue he was very quick to gauge what my requirements were and was able to adjust his explanation of legal documents to a level I was comfortable with. His quick grasp of the situation and legal knowledge meant that in the limited time we had he could concentrate on the pertinent areas and I came away with a much improved understanding of the issue. I was also very grateful to Justin for putting some real world context around the situation. This really helped tie the legal situation to the reality along with some practical advice that not only gave me understanding of how flexible the process was but also kept potential costs to a minimum. I would recommend Barrett and Co for their practical approach and openness in their dealings. They are definitely there to support you as their client rather than just do the legal bit.
