Shared equity properties

Equity release schemes

Equity release is becoming an increasingly popular way to release cash, whether for home improvements, a holiday or other purchase, or as a means of boosting retirement income. If you are over 60 and a homeowner, you can borrow against the value of your homes with the debt being repaid from the sale proceeds after your death. All lenders require borrowers to take independent legal advice which is where we can offer assistance. Property Developers

We act for developers in relation to the acquisition of land or property for development. Including checking whether there is anything in the title which could hinder development. We prepare deeds for the new freehold properties and draw up leases for both new developments and conversions. Leasehold enfranchisement - lease extension

We undertake Leasehold enfranchisement cases ( this is where leaseholders acquire the underlying freehold) and Lease extension case ( this is where a leaseholder acquires a further term of years). To find out more click here.

Transfers of Equity

This where a person who is already registered as a proprietor of a property remains on the deeds. It could then be that a second party is to be transferred off or onto the title. The transfer may take place ‘subject to a mortgage’ (the existing mortgage is being retained) or the property may be re-mortgaged at the same time. It may be there is no mortgage involved.
