So what is conveyancing and how do we add value?
Conveyancing is the process of transferring legal title to property from the seller to the buyer.
You will need to plan for how much you can afford. One mistake our clients make is not taking into account the correct amount of Stamp Duty Land Tax. Is it the normal rate or additional rate? Also, factor in additional costs such as mortgage, survey and legal costs.
We would always advise that you have a mortgage offer in principle before you make an offer on a property and it would be wise to think about having a survey done of the property you wish to purchase. (Ideally this should be done before requesting your solicitor to undertake conveyancing searches; you could save yourself some money if the survey is unsatisfactory.)
Please be aware that there are two types of survey: a homebuyer’s survey and a full structural survey. For most couples a homebuyer’s would be sufficient. This details any problems with the property such as timber infestation, damp or roof repair. It is important to undertake this survey and provide the report to your solicitor as it can be used to negotiate the sale price or ask the seller to carry out any necessary works prior to exchange saving you money and stress.
A building survey is the most comprehensive survey and is therefore ideal for older properties, or if you are planning major works. It provides a more in-depth analysis of the property’s condition. The report you receive will include detailed advice on defects, repairs and maintenance options.
Once you have dealt with the initial formalities and have passed our details to the estate agent or seller we would deal with the conveyancing process and keep you informed at every key stage.
If you are selling, gather all the documents that you received when you purchased the property and if you are buying think about wealth protection, i.e. Wills, Declaration of Trust and how you will hold the property. Joint tenants or tenants in common? If you are receiving a gift to help you purchase the property you should inform your lender as early as possible to save any future delay.
